Rising Prices – Affordable Construction Sites Are Getting Rare

In the north of Burgenland, prices for building lands are rising to dizzying heights, while demand in the middle increases. It is currently cheaper in the south. The “Krone” spoke to the local leaders of various communities.

Interest in construction sites in Burgenland has increased significantly. “Many people are switching from savings accounts to real estate. Especially near Vienna: if you don’t need money, you don’t sell your property,” explains Ludwig Bresich of the Burgenland Chamber of Commerce. As a result, many objects lie fallow and construction sites are scarce. The result is rising prices.

Big demand in the north
In Podersdorf am See, the demand far exceeds the supply. What is for sale is privately owned. For its part, the municipality is in the process of acquiring building land and reselling it as cheaply as possible.

Mayor Michaela Wohlfart (ÖVP) thinks the state-planned tax on building land is a good idea in principle, but: “I don’t think it will motivate people to sell their property, but it will drive prices even further.”

Seven places for young people
In Central Burgenland, for example in Steinberg-Dörfl, the demand for land is now very high. “The community currently has seven places in the house, but they are reserved for young families for a modest 18 euros each,” says local head Manfred Schmid (SPÖ).

Further south, the situation is slightly different. Municipal building land in Eberau costs only ten euros per square meter. Still, the demand is limited, only four to five reasons are sold – per year. Mayor Johann Weber (ÖVP) nevertheless assumes “that prices will rise next year”.

Good infrastructure
In Kohfidisch, the municipality has acquired smaller plots of land over the years, which are now for sale at a price of just under 20 euros. “In addition to affordable construction sites, good infrastructure must also ensure attractiveness,” says Mayor Norbert Sulyok (ÖVP).
