Gross rental prices have risen – high demand for rental apartments, supply is falling

Offers for rental apartments have become significantly more expensive over the past four years. On average, gross rental prices (including operating costs) have increased from 13.3 to 14.6 euros per square meter since 2020. Searches for rental apartments have increased by 18 percent since 2020, while supply has decreased by 20 percent over the same period.

Not only rents have risen in all states over the past four years, but also interest in rental properties. This is especially evident in Carinthia. As the searches show, demand there has increased by 53 percent, but supply has decreased by 40 percent.

But there was also a lot of interest in rental apartments in Tyrol based on searches: within four years, interest increased by 56 percent, while 2 percent fewer rental apartments were offered. Vorarlberg recorded the largest increase in searches at 79 percent. Here too, the supply of rental apartments increased by 29 percent.

Demand only fell in Styria
Vienna recorded the lowest increase at eleven percent, while supply was 22 percent lower. Only in Styria did demand fall: by 27 percent. But here too, supply fell by 21 percent.

Plus 32 percent more rent in Carinthia
The lively interest in rental apartments is also reflected in the rental prices charged: since 2020, landlords have charged between nine percent more in Styria and 32 percent more in Carinthia, depending on the state.

The cheapest place to live in Burgenland is to rent
According to ImmoScout24, the cheapest rental offers are still in Burgenland with an average of 10.3 euros per square meter. The most expensive rental offers can be found in Tyrol for 18.1 euros. At 17.3 euros per square meter, Vienna ranks third among the states after Vorarlberg (17.4 euros).
