Founder now investor – new life between hotels and luxury villas

In addition to the 117 rooms and suites, the gastro and wellness areas have also been modernized and new accents will be laid in the culinary field from next Wednesday! Within three months, the Falkensteiner Hotel in Bad Leonfelden underwent a complete makeover that Friedrich Huemer made possible. He has owned the property in the Mühlviertel since spring 2016 and has now invested five and a half million euros in modernizing the company.

“I Didn’t Know What To Do”
No more employees, no more customers – that was the goal of the founder of plastics processor Polytec when he began to retire from the company’s business in Hörsching in 2012. But simply retiring was unthinkable for Huemer. “My life has always been work. I wouldn’t have known what to do,” says the 65-year-old.

He was a complete rookie in the real estate industry in the beginning, he says, and also that he was too stingy in the beginning, so the deals didn’t materialize after negotiations. In 2013, he won eleven projects with 65,000 m² of lettable space in Salzburg. In 2016, the Falkensteiner hotels in Bad Leonfelden and Stegersbach were added, followed by three more hotels in the group.

For the majority of his investments, Huemer is an exclusive property owner, at the Courtyard by Marriott in Linz he is also a hotelier, employing a team of around 90 people.

“I Never Regret the Time”
His advantage in negotiations? “I don’t have to buy anything, it’s a sport for me.” And what if a deal falls through? “Then I learned something. I never feel sorry for time.”

Ten employees in Tenerife
He was not supposed to become a hotel and tourism investor. The same goes for his current project in Tenerife, where he only wanted to create a winter residence. But now he is building 20 luxury villas and 30 apartments. “I now have ten employees again,” says Huemer, who is also currently in Tenerife.

Can he relax there? “The past two years and now I’m almost always in the office. After half an hour at the pool, I get up again because there is something to do.”
