In collaboration with the land registry experts from IMMOunited, willhaben has taken another look at the current transaction numbers and amounts, top deals, the largest real estate sales and the most exclusive properties. The second quarter of 2024 was analyzed.
In absolute terms, the most residential transactions were registered in Graz-Stadt (Styria), while Hollabrunn (Lower Austria) had the most bookings in relation to the number of inhabitants. The fewest transactions per capita were recorded in the Styrian district of Hartberg-Fürstenfeld.
A look at the land registry also shows that the most expensive homes were traded in Tyrol, Vienna and Salzburg. According to the research, the largest property in terms of surface area was sold in Groß-Enzersdorf (Lower Austria) in the second quarter of 2024, with more than 247,791 square meters.
Leader in apartments and single-family homes
While in absolute terms the most properties in the Graz-Stadt district (389) changed hands, this is followed by a close crowd with Innsbruck-Land (229), Linz-Stadt (228) and Salzburg-Stadt (225). Relatively speaking per capita, Salzburg falls outside the top. That is why the prices are so proud: a single-family home for 12 million euros in the capital ranks third nationally, the most expensive apartment (also in the city) went for 3.5 million euros.
The single-family home was also the best property in the entire state. For comparison: in Eisenstadt the most expensive building in Burgenland fetched 760,000 euros, the most expensive house in Vorarlberg in Dornbirn fetched 2.1 million euros. The most expensive building is in Tyrol, where 34.7 million was spent on a house in Jochberg. .
By the way, the highest value overall in Salzburg was achieved by an office building worth 17.4 million, which means fifth place in the overall comparison. Nowhere was it more expensive than the deal in Jochberg.
Disadvantage in the area comparison
If you calculate the size of the property, small Salzburg drops in the ranking: an area of 18,651 square meters in Golling an der Salzach means eighth place. Only the top value in Vorarlberg (18,217 m² in Egg) was “smaller”.
