A disused hospital where doctors and nurses could move in at any time, and a cult disco where Herbert Grönemeyer once performed: two extremely interesting properties are for sale in Styria. The background – and the purchase amounts.
Marion Handler doesn’t sell properties like this every day: 4,100 square meters of building space, three entrances, a helicopter landing pad, nearly three hectares of land, half of which is forest. What reads like an advertisement for a luxury villa on the Cote d’Azur or in New Zealand is actually on the B115 in Eisenerz.
It concerns the former state hospital, which is now being offered for sale for a price of 1.924 million euros.
Building with an eventful history
“That is something special and not necessarily comparable to the sale of a classic single-family home,” says estate agent Handler. However, the reason for the sale is not so good: the building, built in 1891, housed the LKH Eisenerz until 2018, after which it would serve as the heart of the SIM Campus project for training and further education purposes for medical students and emergency services. Due to the corona pandemic, political quarrels and the bankruptcy of an investor, the property came under the supervision of a curator.
He now commissioned the Neuhold Immobilien company for the sale. The chambers are still prepared for clinical use. From hospital beds to canteen kitchens to emergency power generators, everything is present and functional. However, there is fine print in the advertisement: “The inventory is not included in the purchase price, but can be purchased separately in consultation.”
Mayor wants medical use
The mayor of Eisenerz, Thomas Rauninger (ÖVP), would welcome the use of the building for the health sector: “Everything you need would be there. Of course, as a city, we have no influence on who ultimately buys the building. It is important that the building is used and not empty.” The community is currently regularly clearing the helipad so that a Christophorus can safely collect injured people from Eisenerzer in an emergency.
The zoning plan also allows for the use of apartments. Anyway, Agent Handler’s phone was already ringing, “Yes, there are already interested people.”
Vibrating for cult disco
Another property with a rich history could soon end up on the real estate market: In the 1980s, the Metropol in Western Styria Wies was one of the most popular dance temples in the entire country: Udo Huber was a guest here three times with his legendary TV show “The Big 10”. “Herbert Grönemeyer once played his very first gig in Austria with us”, owner Franz Pilko recalls the golden days.
But since 1993, a dispute with neighbors and authorities has overshadowed operations and the music stopped. The dance bar closed and reopened several times: “We suffered millions of damages,” says Pilko. A new highlight in this dispute: on January 17, the entire property will be executed by the court of Deutschlandsberg. Estimated value: 308,000 euros – including dance floor, gastro room and bowling alley.
Owner wants to fight
But Pilko and his supporters in the region do not want to accept this: “The foreclosure auction has been wrongly announced. We still have time to transfer the necessary amount to the bank and will do so,” he says, speaking of a “paper war” that has been going on against him for decades.
Still, Pilko is optimistic about the future: “We have planned events until the end of the year and will continue to do so,” he says. Why is he doing this to himself? “I promised my wife, who has since passed away,” he says.
