By area, prices have increased the most in Bizkaia (9.8%), followed by Álava (6.5%) and Gipuzkoa (5.8%). However, the latter still has the most expensive rental prices, at 16.1 euros per square meter.
The price of rental properties in the Basque Autonomous Community increased by 9% in 2024, the year in which the value of the square meter of rent reached 14.4 euros per month, according to the latest report from idealista.
This data represents a quarterly increase of 1.8% and a monthly increase of 1.2%, bringing the previous one to the historical maximum for rent in Álava, Bizkaia and Gipuzkoa, as the company that conducted the study has data.

In the middle is Bilbao (14.9 euros/m2), which is reaching its historical maximum. As in the rest of the municipalities analyzed by idealista, rents increased in Barakaldo by 14.1% and in Getxo by 5.3%.
In the case of NavarreRents rose by an average of 6.6% in 2024, with an increase of 2.8% on a quarterly basis. As for the price per square meter on the territory, it amounted to 10.5 euros. In turn, prices in Pamplona rose by 7.4%, reaching 11.2 euros per square meter, below the capital of Alava.
