In this context, the average price of new rent has increased by 1.4% compared to the second quarter of 2020 and the price per square meter has increased by 1.6%.
In the presentation, counsel emphasized that “in a sensitive subject of interest and concern to a large segment of the population, such as housing, it is useful and easy to have truthful information, which removes uncertainties and counteracts speculation, in order to make informed decisions.” . For this reason, and to facilitate the monitoring and decision-making in public housing policy, the Ministry has created both the EMAL and the new website, which also contains information on the evolution of seasonal house prices, as well as on the buildings.
The purpose of the EMAL is to publish the number of deposits and the monthly rent associated with free rental contracts for housing in the Basque Country. The statistics make use of the data collected in the Register of Deposits and Leases in which, since 2015, a deposit is required for each lease. According to data from the second quarter of 2021, there are 67,033 free rental contracts in the register, of which 64,123 correspond to ordinary residences; the rest are seasonal or single-family homes.
Through territories, the average price of new rental housing in Álava is 644.5 euros per month, 704.5 euros per month in Bizkaia and 739.3 euros in Gipuzkoa; when we look at the capital letters of the CAV, the new rents in Vitoria-Gasteiz are on average 671 euros per month, 780 euros per month in Bilbao and 911.4 in San Sebastián.
