Most Spaniards support a temporary measure of limiting rent increases to 2%.

Date:

Excluding rent growth from the historic peak of inflation of 9.8%. At the end of March, the government approved a temporary restriction on the rent revaluation that tenants pay on their property, 2%. An event that is part of a shocking plan to deal with the economic consequences of the Ukraine war and which has the support of the majority of citizens, especially left-wing voters.

This is reflected in a survey conducted by Simple Lógica for elDiario.es. This analysis shows that 55% of citizens are in favor of this restriction, which, in principle, will last for three months.

Specifically, 27% of respondents said they “strongly agree” with the measure, which was described by Second Vice President and Labor Minister Yolanda Diaz as a message to focus on housing as a “fundamental right”. “Sometimes it is impossible to pay the rent,” he said after presenting a shocking plan after the Council of Ministers on March 29.

In an analysis conducted by Simple Lógica, another 28% of respondents answered “quite agree” to the question “How much do you agree with the measure decided to limit the rent increase to two%?”.

On the other hand, 39% of the surveyed citizens are against the introduction of this restriction. In detail, 18% say they “strongly disagree” and 21% “strongly disagree”. Only 7% of the views expressed in the Simple Lógica analysis do not choose to support or reject the 2% limit.

The temporary limit on rental rental increases significantly more support among left-wing voters. 81% of respondents who declare themselves “united we can” are in favor of this measure, either completely agree (54%) or strongly agree (27%); And only 7% of voters in the purple formation say they strongly disagree.

In the case of those who vote for the PSOE, the poll shows that 68% of their constituents write the rent increase limit. Within this percentage, 31% are very supportive.

On the other hand, when it comes to PP, Vox and Cs voters, more than half of the supporters of these three formations oppose restricting rent growth and separating them from inflation.

The largest rejection among PP voters, 65%. In the event of the formation of Alberto Nunez Feijo as chairman, 30% of his constituents agree with the size.

Meanwhile, 63% of Vox voters oppose this, and the same is true of 51% of C respondents. In the case of these two formations, this decision of the government is supported by 30% and 41% of their constituents, respectively.

The measure, launched by the executive in late March, limits the rent increase, which must be revised to 2% by June 30 to be linked to the General Competitiveness Index (IGC). But he points out two different velocities depending on whether the person who owns the property is for rent, is a small owner or a large owner.

The latter is defined in the Ordinance on Measures against the Impact of War in Ukraine as individuals and legal entities who own more than 10 properties or own a smaller amount but exceed 1,500 square meters, excluding garages and storerooms. These large landlords, be they individuals, companies or foundations, will not be able to increase their rent by more than 2% by June 30 above. On the other hand, if they are small owners, they can negotiate an increase of more than 2%, but if there is no agreement between the landlord and the tenant, this increase is limited to 2%, the limit set by the IGC.

Most rental contracts relate their annual renewal to the overall CPI, which is the maximum at which home rent can be revised upwards and which reached a 40-year high of 9.8% in March. It may also relate to the CPI of housing rent, which is calculated by the National Institute of Statistics (INE) and which has hardly been highlighted; Or the IGC itself, which is now taken as a reference and is limited to 2%.
