Kristina Giacomelli (32) founded her broker’s office Sangreal eight years ago. It focuses on top positions in Vienna and international customers. In the “Kroon” she describes what is important in the luxury segment.
“Krone”: Mrs. Giacomelli, how do you become a luxury broker?
Kristina Giacomelli: I have always found the subject of luxurious exciting, whether this is fashion, lifestyle or real estate. I quickly understood how luxurious customers work. You don’t have much time. Everything has to be prepared in advance, and you should not be too good for small things such as restaurant recommendations and table reservations. It is important for us that the customer knows that he can trust us.
Who are your customers?
Our customers come from all over the world. It is interesting to note that it is always a certain origin that Vienna suddenly discovers for themselves. So it was the Chinese and Arabs ten years ago, followed by the Russians and Ukrainians. Early last year at Kazakhen. There are currently many Austrians from the federal states.
In what price range is your real estate?
From 350,000 to 50 million euros. The small, easily rentable city period can be found in a construction project and in the luxurious attic apartment with a view of Vienna. The trick is to combine both in a project. Here we support project development in the purchase and selection process, through the planning of the floor plans and the equipment and sales to customers. Two figure million areas can be found at very good locations in Zinhäusern and Villas.
What do your customers adhere of great importance to?
For fast information, accessibility and transparency.
Were there wishes you couldn’t fulfill?
(Laughs.) This is rarely the case, but often customers do not quite agree on what they really want. Defining a search profile with a few can sometimes be a challenge. Of course there are also structural or static limitations that customers have to teach charmingly.
How does the industry develop?
For various reasons, fewer transactions are currently being done. Customers take more time when they are looking for them and have much more choice. High negotiating scope is possible at B and C locations, which will also influence future prices. The luxury locations, ie indoor district near Ring, the city center or the Cottage district, are less influenced by the fluctuations.
How do you live yourself?
I live alone with my daughter. If life is, it is important for me that the rooms are clear, high and flooded with light. And a large open kitchen for guests.
