The price of new homes in the Basque Country increased by 5.1% in the second half of 2023 compared to the same period of the previous year and averages 3,180 euros per square meter, 309 euros above the average price in Spain.
This is reflected in the Appraisal Society’s New Housing Study, which highlights that Euskadi leads the year-on-year increase in the price of new housing in northern Spain (5.1%), ahead of Navarra ( 4.3%). Cantabria (4.2%), Asturias (3.9%) and Galicia (3.1%).
However, Euskadi’s 5.1% annual increase at the end of 2023 is identical to that seen across Spain, where the price of new homes stood at 2,871 euros per square meter at the end of last year.
Per city, the prices of San Sebastián (€ 4,283/m2), Bilbao (€ 3,099/m2) and Getxo (€ 2,999/m2) stand out.
In terms of capital, San Sebastián leads the price increase in the northern strip (5.8%). Behind them are Bilbao (5.7%) and Vitoria-Gasteiz (3%).
