Downward trend – price declines for real estate in ski resorts

Real estate in local ski resorts is particularly expensive. For a long time, prices for homes in St. Anton, Zell am See, Silvretta-Montafon or Katschberg only went one way: up! But now in some cases huge price drops of up to a third can be observed.

Although there are not necessarily the same slumps everywhere, the price per square meter in Kitzbühel has also fallen by five percent. But holiday homes and chalets became increasingly expensive.

According to a comparison published on Tuesday by ImmoScout24, the price in the Tyrolean luxury resort for apartments and houses has fallen from 12,935 to “only” 12,338 euros between 2023 and 2024. The location of the Hahnenkamm race is identified by the platform as the most expensive ski area in Austria. A decrease was recorded there for the first time. This study is followed by St. Anton am Arlberg, where the price per square meter increased by six percent to 10,628 euros.

Only a few places with price increases
Furthermore, prices only rose in Schladming (plus two percent to 8,457 euros per square meter), Saalbach-Hinterglemm (plus three percent to 8,099 euros) and Bad Gastein (plus 13 percent to 5,459 euros). All other ski areas surveyed by the online comparison platform recorded a loss. The burglaries in Hinterstoder (minus 33 percent to 4,257 euros), on Nassfeld (minus 30 percent to 4,366 euros) and on Katschberg (minus 27 percent to 3,989 euros) were proportionately the largest.

Further very strong declines were recorded in the Semmering ski area (minus 17 percent compared to the 1995 euro), which in absolute terms is clearly the cheapest ski area after the Katschberg. But also places in the west that are very popular with tourists, such as Ischgl (minus 16 percent to 7,988 euros), Silvretta Montafon (minus 15 percent to 4,887 euros), Kaprun/Zell am See (minus nine percent to 6,835 euros), Alpbachtal (minus eight percent to 6,243 euros), Zillertal (minus eight percent to 6,111 euros) and Sölden (minus five percent 6125 euros) has become slightly cheaper.

Prices for holiday homes and chalets continue to rise
However, if you just look at the prices for holiday homes and chalets in the ski areas, it is noticeable that costs are falling to a much lesser extent – or continue to rise. Kitzbühel continues to lead the rankings here with 18,617 euros per square meter (plus three percent). But regions such as Bad Gastein (plus 43 percent, 5,182 euros per square meter), Silvretta Montafon (plus 22 percent, 5,210 euros) and Nassfeld (plus 18 percent, 2,808 euros) also showed strong growth. The Kaprun/Zell am See region (plus eleven percent, 6,447 euros), Schladming (plus ten percent, 6,560 euros), the Alpbachtal (plus nine percent, 6,123 euros) and Hinterstoder (plus five percent, 2,771 euros) follow.
