“Important steps” – Tenants’ association praises government plans for life

The Tenants Association Austria (MöV) has drawn a positive conclusion about the planned government measures. It is “important steps in the right direction”, but the path is still long, said Möv president Georg Niedermühlbichler on Monday.

The new regulation of indexation in lease contracts was mentioned as an example. According to this, the rent increases more than three percent between rent and renting people must be distributed. A new index for living space rental is also planned. A “vigilant and critical guidance” is necessary, the Möv said in a broadcast.

In addition, the minimum limitation of lease contracts must be increased to five years. “The average time limit in the private sector is currently four years, so a future minimum limitation of five years is a clear improvement for tenants,” says Elke Hanel-Torsch, chairman of Mvö Vienna. The time limit is actually an “disaster”, because life is a fundamental right.

Criticism of the rental option
The association is also pleased that the operating costs must be invoiced in the future. In this way it must be prevented that tenants have to take over old extra payments while withdrawing. According to the MVö, real estate tax, insurance and administrative allowances may not be passed on through operating costs.

The association sees the planned rental option in a subsidized residential building critically. “Every farm sold is less an affordable rental apartment,” said Niedermühlbichler. It would also need a uniform rental law for all apartments, clear requirements when evaluating the position supplement, with carbon and renovation.

“We are happy to offer MVö experts for reforms in rental and living rights,” says Niedermühlbichler. The new Living Minister is Vice Chancellor Andreas Babler (Spö).
