Rental costs unaffordable – Mallorca: Locals have to live in caravans

There is a housing shortage in the Balearic Islands and sometimes unaffordable rents. For example, many locals can no longer afford to live in Mallorca, despite having full-time jobs. Many have to live in caravans.

In no other region of Spain are average rental prices so high. The situation is precarious. A housing law passed in 2023, which limits rent increases for old contracts, could not reverse the situation.

There is a housing shortage not only in Mallorca, but also in many other regions of Spain and the EU. But real estate prices have risen particularly sharply in recent years on the holiday island, which is especially popular with Germans and Britons. In view of this development, rental prices also rose to new highs.

Hardly any apartments under 1000 euros
There are hardly any apartments in Mallorca for less than 1000 euros. According to figures from the Spanish statistics agency INE, the average monthly salary on the island is just over 1,900 euros. There is hardly any social housing. Anyone who works in tourism can consider themselves lucky: many employers offer accommodation for service staff etc. Others only rent out apartments between October and May. The rest of the time they are rented to tourists at high prices.

“Trailer parks” in parking lots
Many people can no longer afford apartments and live in caravans parked in front of supermarkets and in public parking lots. But the location must be changed every ten days. There are now entire settlements of campers, caravans and even cars on the outskirts of the city.
