‘Radau tenant’ gone – After months of horror: finally breathe a sigh of relief in the high-rise

Shelter in a high-rise building in the Olympic Village in Innsbruck: a “Radau tenant” moved after other residents called for help via “Krone”. How do you usually deal with such problems?

No more banging and screaming, finally sleeping through the night again – the relief in a high-rise building on An-der-Lan-Straße in O-Dorf in Innsbruck is great. Because the ‘Radau tenant’, who made life difficult for the other forty parties, was now moving out of her apartment.

Nighttime revelry and noise
At the beginning of December, the Crown reported about Mrs. H.’s activities, about night-time parties, about dazed visitors in the corridors, about blood trails in the stairwell or damaged elevator switches. Frequent visits from the police did not deter the young woman from further escapades. Reports say she was in care before she moved in in June, but unfortunately, even then, she apparently wasn’t in control of her life.

Furthermore, good harmony in the house
Now the other parties in the house, who were quite well matched despite their different nationalities, could breathe a sigh of relief: the tenant left “at night and in the fog,” as residents describe. Shortly before, she reportedly said that she no longer wanted and could live in this house.

“Peace has returned,” confirms Lukas Tusch, responsible employee at Innsbruck Real Estate Company (IIG).

In the O-Dorf alone, approximately 1,600 apartments are managed; such an escalation, up to and including the eviction notice already drawn up in this case, is rare.

From letters to tenants to eviction notices
How does the procedure for “problem tenants” work? “We first inform you of the house rules in a letter and ask for feedback,” Tusch explains. If this letter and any second letter remain unanswered, those involved will be summoned for a personal interview. “It often becomes clear, for example if someone has a habit that is annoying to others,” says the IGG employee. Example: A tenant used to unfold his sofa bed late at night and did so in a rather rustic manner. The rumbling sounded like a conversion – it also became quieter after the memory.

The road to an eviction notice
In other cases, including the “Radau tenant”, the IIG collects witness statements, which then form the basis for the eviction. In the current case, this is no longer necessary, but the keys have not yet been transferred to IIG. Now it will become clear what condition the apartment is in. “Whitening alone is not sufficient in some cases,” Tusch knows from experience.
