Uncertainty, cloudy consumer mood, stationary trade under pressure, according to the difficult sign, the Spar-European shopping centers set up a strong year last year. Supervisory Board and Spar Real Estate Board Marcus Wild reveals how to stand up for the future.
With 117 million visitors with 4.5 percent more than in the previous year, the turnover of the store partners increased to 3.54 billion euros – as if these two songs Marcus Wild would not be happy enough, another song when viewing the previous year was almost more positive. “We have less than one percent vacancy. This quota is one of the most important key figures,” said the chairman of the Supervisory Council of the SPAR-European shopping center, or SES for short.
First Health Park was set up in Innsbruck
In Upper Austria, the Max.Center in Wels, the Varsena in Vöcklabruck and the Weber Sail in Ried IM Innkreis are among the SES, which are 16 shopping centers in Austria and are a co -owner of a hotel in Lienz.
Although hotel projects are currently not at the top of the agenda, it is different with health parks. With the Vinzenz Group you can now make facilities for resident doctors, therapists and the like at selected store locations. In the course of a modernization of the Sillpark in Innsbruck, the Premiere Health Park will be set up in the Tyroolean Capital and opened in the autumn 2026.
“Health is a huge subject of the future,” muses Wild, who emphasizes: “Our strategy is that we become more multifunctional in our centers.”
Drugs retail, health food stores, herbs, tea
Save more, less issued, plus general uncertainty – which consumer behavior determines the upper Austrian, who is also a real estate board,? “The textile area is currently playing a lower role than maybe ten years ago, but there are also very successful brands that bloom.” This also influences the design of the shopping centers: “The specific tenant mix and the industrial mix change. The drugstore trade has become more important, plus health food stores, there are special stores for herbs and tea. These things are touching us, we have mastered them,” says Wild.
Not only in Austria operates the SES shopping centers, but also in Slovenia, Italy, Croatia, Hungary and the Czech Republic. There are a total of around 1900 stores in the 28 shopping centers, two store parks and a managed shopping street. 435 employees are employed by the Spar-European shopping centers.
