Analysis by willhaben – apartment rents rose almost everywhere last year

The willhaben.at platform analyzed more than 100,000 advertisements and found that rents increased in almost all Austrian regions in 2022 compared to the previous year. According to the willhaben rent index, there were no price increases in only two of the neighborhoods surveyed.

The rising trend was most evident in the Carinthian district of Feldkirchen, where the average price per square meter rose from 9 euros to 10.6 euros. This corresponds to an increase of 17.4 percent. There were also double-digit increases in Vienna Leopoldstadt (+15.2 percent), Jennersdorf in Burgenland (+14.8 percent), Reutte in Tyrol (+14.7 percent) and Vienna Brigittenau (+14.2 percent).

Rents fell only in two districts analyzed – in Waidhofen an der Thaya in Lower Austria (-1.6 percent) and in Bregenz (-1.1 percent). “However, with an average square meter price of 15.8 euros in 2022, the state capital of Vorarlberg was a relatively exclusive place for rental apartments. In addition, a significant price increase of 6.5 percent was not registered in Bregenz until 2021,” explains Judith Kössner, Head of Real Estate at willhaben.

The most expensive places to live are in the inner city of Vienna and Innsbruck
“In 2022, the average asking price per square meter in most Austrian districts was in the low double-digit range,” notes the real estate expert. The most exclusive location for renting an apartment this year is also the inner city of Vienna, where the average price per square meter in 2022 was 20.9 euros. Close behind are Innsbruck (19.4 euros per square meter) and Kitzbühel (18.2 euros per square meter). Tenants in the city of Salzburg (16.9 euros per square meter) and Vienna Leopoldstadt (16.7 euros per square meter) also have to dig deeper into their pockets than in the rest of Austria.

The cheapest place to rent is in Güssing in the south of Burgenland
Anyone looking for a relatively cheap rental home in terms of square meters in 2022 will find what they are looking for mainly in Burgenland, Styria and Niederösterreich. With an average price per square meter of 7.6 euros, rents in Güssing in Southern Burgenland were the lowest in comparison with Austria last year. This was followed by 2022 Murtal (7.9 euros/square meter), Lilienfeld (8 euros/square meter), Gmünd (8.1 euros/square meter) and Oberpullendorf (8.2 euros/square meter).
